All about real estate licensing procedure

For a long period of time, you have been thinking of getting the licensing of your real estate done. You have also heard that broker undergo licensing procedure. So, now you don't know what exactly is the difference between these two real estate professions? Until and unless you've been involved in a real estate transaction or are familiar with both the careers, it is very much possible that you won't know the exact difference between the two.

The real estate sales professional include salesperson and brokers both. The real estate brokers are required to complete more real estate education and experience than a real estate salesperson.

real estate agent:

is a contractor who provides his or her services to a licensed real estate broker on a contract basis. In return, the real estate broker pays the salesperson a part of the commission earned from the agent's sale of the particular property.

Real Estate Salesperson:

is an individual who shows property for sale on behalf of a seller, but who may not have undergone the licensing procedure to transact the sale and collect the sales commission. Their primary functions are- 

  • Provide assistance to the sellers in marketing their property and selling it for the highest possible price.
  • Provide assistance to the buyers in purchasing suitable property for the best possible price.
  • Acts as an intermediary between the buyer and seller.

Real Estate Broker:

is a person who has undergone the licensing process. They are licensed by his or her particular state. They are supposed to bring probable buyers and sellers together to purchase real estate property. They charge a particular fees for this job.

  • Provide assistance to the sellers in marketing their property and selling it for the highest possible price.
  • Provide assistance to the possible buyers in purchasing suitable property for the best price.
  • Always acts as an intermediary between the buyer and the seller.
  • They also buy and sell real estate property for a company or also can be for an individual on a commission basis.

It is believed that the real estate salespersons and the brokers perform many of the same duties which includes obtaining listings, determining sales price, showing properties, assisting with financing, selling property, and overseeing inspections.

You need to be at least eighteen years of age when you appear for the real estate licensing exams. You also must have graduated from high school, or have obtained a degree of equivalency, such as a GED. Also, keep in mind that it is necessary that you get your real estate licensing done from the state that you are planning on working in. For example, if you are planning to work from California, don't get your license from Washington.

The state examination is much more comprehensive for a real estate broker than an agent. The state examination includes questions on real estate transactions and laws affecting the sale of property. Most states has a law that a real estate salesperson should complete between 30 and 90 hours of instruction. And, a real estate broker needs between 60 and 90 hours of real estate education. A real estate broker needs specific amount of experience selling real estate, usually one to three years of experience is required. 

Although, you may have to spend money, time and hard work to get through the real estate licensing process, but the end result is really worth it.
